Episode 1 - Hotel HangoutZack and Cody become very popular once the cool kids discover they live at the Tipton, and the hotel soon becomes "party central." But after things get out of hand, the boys learn who their true friends are.

Episode 2 - Fairest of Them AllCody sneaks backstage at a Mini Miss Beauty Pageant to give flowers to one of the contestants (a cute girl he'd met in the hotel earlier). When Mr. Moseby almost catches him, Cody disguises himself like a girl and then ends up getting entered into the contest.

Episode 3 - Maddie Checks InMaddie gets caught up in a big lie when cute hotel guest Jason assumes she's a rich guest in the hotel instead of an employee. To help Maddie keep up her ruse as a guest of the hotel, Zack and Cody help her get a suite in the hotel.

Episode 4 - Hotel InspectorMoseby is fired after the hotel inspector fails the hotel. Zack feels responsible for the outcoming and tries to help Moseby get his job back.

Episode 5 - Grounded On the 23rd FloorThe boys find out a famous couple is getting married at the hotel where the couple is going to share their first kiss, and a picture of this kiss will be worth a lot of money. After Carey scolds the boys for running up a hefty room service bill, the boys decide to sneak into the very private, highly secured wedding and get a picture of the "first kiss."

Episode 6 - The Prince & The PlungerAfter Carey receives flowers from a secret admirer and Serge the smarmy concierge claims he sent them, the boys find out the real admirer is Arwin, the hotel's handyman.

Episode 7 - FootloserAfter the boys' friend Max chooses Zack over Cody to be her partner in a dance contest, Cody feels like he's never as good as his brother at anything.

Episode 8 - A Prom StoryMaddie gets her prom to be at the Tipton. She is also waiting for that someone special to ask her to the dance. Zack, thinking that special someone is him, shows up to the prom with a tux.

Episode 9 - Band In BostonThe twins enter the "Battle of the Bands." Cody and Zack have some "creative differences" and break up the band, only to realize, two are better than one.

Episode 10 - Cody Goes to CampZack is excited to finally get rid of his brother when Cody leaves for math camp. However, it's Cody who's having a good time at camp while Zack is in denial about how much he really misses his twin brother.

Episode 11 - To Catch a ThiefWhen the boys learn that there is a jewel thief hitting fancy hotels in the neighborhood, they take it upon themselves to do a little detective work and catch him red-handed. Maddie gets stuck baby-sitting London's dog Ivana.

Episode 12 - It's a Mad, Mad, Mad HotelThe boys discover that there's buried treasure in the hotel and recruit Maddie, London, Muriel and Esteban in hopes of finding it.

Episode 13 - Poor Little Rich GirlLondon finds out that her father has lost his fortune. London is forced to move in with Maddie until her father can sort things out. London learns what it's life to be poor, and comes to appreciate a life she's never experienced.

Episode 14 - Cookin' With Romeo & JulietLondon falls for the son of the owner of the Tipton's rival hotel, the St. Mark's. Zack takes advantage of Cody's baking ability for a quick buck.

Episode 15 - RumorsAfter London starts a rumor about Maddie dating the lifeguard, Maddie starts a rumor about London wearing fur. Cody decides he wants to be different than Zack and dyes his hair red.

Episode 16 - Big Hair and BaseballMoseby takes the twins to a baseball game, but becomes the most hated man in Boston when he interferes and costs the Red Sox the game. Maddie has a date but her hair won't cooperate.

Episode 17 - Rock Star In the HouseWhen Jesse McCartney stays at the Tipton, Maddie, London, and Zack try to sneak into his room while Cody turns to Arwin for help with his science project.

Episode 18 - Smart & SmartererZack fakes having dyslexia to get special privileges at school and London, much to Maddie's amazement, keeps beating her at chess.

Episode 19 - The Ghost of 613Zack and Cody find out that there is a legendary haunted room in the hotel, so they spend the night there to see if the rumors are true.

Episode 20 - Dad's BackThe twins' dad comes for a visit, but when it's time for him to go Zack decides he would have more fun on the road with him then at the Tipton with his mom. When Maddie is in danger of failing PE class, London trains her into shape.

Episode 21 - Christmas At the TiptonZack and Cody plan on spending the holidays with their dad, while Carey heads to a tropical locale for some rest and relaxation. But when Boston gets snowed in and the hotel loses power, everyone's holiday plans are put on hold.

Episode 22 - Kisses and BasketballZack and Cody's basketball team chemistry is in trouble when Zack accidentally kisses Max on the lips, meanwhile Maddie tries to help London with her shopping dependency.

Episode 23 - Pilot Your Own LifeLondon and Maddie compete with each other to come up with the next big fashion look as Cody hears a motivational speaker speak and decides to use his techniques to motivate the Tipton staff.

Episode 24 - CrushedThe twins must deal with a girl in their class who has an intense crush on them while London's dog, Ivana, falls for Maddie's mutt, Scamp.

Episode 25 - Commercial BreaksThe twins and the staff of the Tipton star in the new commercial for the Tipton hotel chain.

Episode 26 - Boston HolidayThe twins show a foreign prince staying at the Tipton how to have fun like a regular kid while London trains Maddie for her PE test.
