Episode 1 - GraduationZack and Cody are very excited that they're going to be graduating the 8th grade and moving on to High School, that is until Zack finds out he failed English and won't be able to accept his diploma with the rest of his classmates.

Episode 2 - Summer of Our DiscontentCody interviews for a grocery bagger job at the Paul Revere Mini Market but when the store manager, Wayne, finds out that he knows London Tipton, he asks that Cody set him up on a date before he hires him. Since Zack failed 8th grade English he has to take summer school to graduate in order to go to High School, but his summer school classmates are trying to drag him down. Meanwhile, Maddie's still off at summer camp being a camp counselor to a motley crew of campers.

Episode 3 - Sink or SwimSummer school's over for Zack and like Cody, he needs a summer job. Arwin steps up and offers to have him works as his assistant, but to his disappointment, Zack's not really the hard-working type. Maddie's off at summer camp when London calls to confess that she still doesn't know how to swim. So when London decides to take swim lessons from the Tipton Life Guard, Lance, she wasn't expecting to fall head over heels for him.

Episode 4 - Super TwinsThe boys are frustrated that Mr. Moseby is always nagging them and they have no power to do what they want. So after wishing upon a shooting star, the boys discover they have powers they never could've imagined. Meanwhile, it turns out that Mr. Moseby wished upon that same shooting star and has come up with an evil plan to rid the Tipton Zack and Cody and all their childish pranks.

Episode 5 - Who's the BossZack and Cody are both working at the Paul Revere Mini Market and Cody is frustrated because he's doing all the work, as usual, but Zack's getting all the credit and a promotion. Cody has Arwin build a robot that will help him be extra efficient at work so Wayne will finally give him the recognition, but when the robot malfunctions Zack steps up and helps Cody save his job.

Episode 6 - BaggageCody reluctantly helps Zack get a job with him at the Paul Revere Mini Market bagging groceries, but when their manager, Wayne, challenges the rival neighborhood mini market to a bagging competition, Zack and Cody put their differences aside in order to win.

Episode 7 - Sleepover SuiteLondon's out of town and Zack and Cody are suite-sitting for her. But when Cody finds out a girl he's crushing on wants to have her birthday party in a suite at the Tipton, he offers up London's suite, while Zack and Nia ask for a nominal fee of course. All is going well until London arrives home early.

Episode 8 - Arwin That Came to DinnerAfter Arwin's mother, whom he lives with, gets re-married and moves, he finds himself way too lonely to stay there by himself and temporarily moves in with Zack and Cody. After a few days of Arwin's annoying habits, they decide it's time to give his old home a bachelor makeover and Arwin discovers the nerdy neighbor has a crush on him. Also, London is stunned after Lance breaks up with her because he realizes they just don't have enough in common.

Episode 9 - Lip Synchin' In the RainMaddie and London both try out for the role of "Sharpay" in their school's production of "High School Musical."

Episode 10 - First Day of High SchoolCody wants to make a positive impression with the principle on his first day of high school, while Zack just wants to hit on older girls. Cody ends up getting into a fight with the school jock/bully and sent to the principle's office. Zack ends up hitting on the school bully/jock's girlfriend and gets in a fight. London tries to adjusts going to public school by buying locker space and new friends, but doesn't go to classes. Nina promises Moseby that she will stay out of trouble but ends of getting into a fight with the school bully when she defends Zack. Everyone ends up being sent to the principle's office on their first day of high school.

Episode 11 - Of Clocks and ContractsWhen Zack realizes that the contract Mr. Moseby is renewing for Carey is not acceptable, he decides to become his mom’s agent and renegotiate the deal for her.

Episode 12 - ArwinsteinThe twins accidentally let a monster-like robot Arwin created in his own image loose in the hotel while London hosts a Halloween costume party.

Episode 13 - Team TiptonAll of the Tipton employees squabble while attending a required team building seminar. Zack and Cody try to help Moseby out by booking an entomology convention, but it doesn't go very well as Zack knocks over some crates releasing a swarm of bugs in the hotel.

Episode 14 - OrchestraCody becomes jealous when he thinks a new violinist in the orchestra is making moves on Barbara. London tries to learn the hotel business by shadowing, and of course, frustrating, all of the Tipton employees.

Episode 15 - A Tale of Two HousesUnbeknownst to the other, Zack and Cody each invite girls over to their father's apartment while he is out, trying to get some alone time. London, teaches Esteban how to be rich after he acquires immense wealth when his family seizes power in his native country.

Episode 16 - TiptonlineZack is forced to quit playing an on-line video game he has become addicted to while Cody helps London produce her own web show.

Episode 17 - Foiled AgainZack and Cody are assigned to the same team for a science project and Cody is upset because he knows he will end-up doing all the work. Zack takes naturally to the subject; inspecting germs, while Cody becomes germ phobic and doesn't help Zack at all. Zack believes he has discovered "black mold" in the hotel's kitchen, causing panic.

Episode 18 - Romancing the PhoneZack and Cody try to impress their dates with the help & knowledge of a young world traveler who is visiting the hotel. All the boy asks for in return is some bowling lessons that Zack and Cody blow-off. (special guest Jadin Smith). Meanwhile, Maddie fantasizes about and falls for a guy through the information she gathers from his phone that he lost at the hotel.

Episode 19 - BenchwarmersZack, now on the high school team wants to quit basketball when he realizes he is no longer the star player.

Episode 20 - Doin' Time In Suite 2330When Zack and Cody get into trouble once again and Carey grounds them to their room for the weekend, the boys devise a plan to escape so that Cody can produce London's web show "Yay Me."

Episode 21 - Let Us Entertain YouZack and Cody surprise Carey with a much-needed cruise vacation on the SS Tipton but don't tell her that she will have to sing on the ship.

Episode 22 - Mr. Tipton Comes to VisitThe news of a visit from Mr. Tipton gets the employees reminiscing about their good deeds as they try to figure out who deserves a possible bonus. But when it is determined that one of them is about to be fired, all fingers point to Carey.
